Three ways to engage us, one standard of work.

We build custom homes three ways, and you pick the one that fits. Design-build runs design and construction under one Rapid contract — one team, one schedule, one point of accountability from first sketch through final walkthrough. Architect-led means you bring the architect, we bring the build; we coordinate directly with their office, manage the subs, and own the construction risk. Client-supplied is for owners who already have a complete plan set — we take the drawings, price them cleanly, and execute.

Every home is a custom home. No template floor plans, no builder-grade substitutions slipped into the spec, no "value engineering" that shows up as cut quality six months after move-in. When a client approves a finish, a window package, or a structural approach, that's what gets built — and we document it. The owner binder you get at close-out has every submittal, every spec sheet, and every sub's scope attached to your home's address.

A custom home is a two-year relationship before it's an address. Here's how we run ours.

Discovery call

A 45-minute call with the Rapid team — not an intake coordinator. We walk your program, your lot (or what you're still shopping), your architect situation, your timeline, and your financing path. You leave the call knowing whether we're the right GC for your build, and which of our three engagement models fits.

Lot assessment + design coordination

On-site lot walk with a senior PM. Topography, setbacks, trees, utility runs, soil, access — everything that drives cost before the first line is drawn. From there we coordinate directly with your architect (or our in-house design team if you're design-build) to align the program with the site before specs lock.

Permits + scheduling

We pull the permits, run the reviews, and build a week-by-week schedule tied to long-lead items (windows, appliances, custom millwork, specialty finishes). Every sub is on-contract before they're on-site, with scope and price attached to your specific home — not a generic template.

Build — with weekly owner updates

One crew, one PM, one calendar. You get a written update every week with site photos, completed scope, upcoming scope, and any decisions we need from you. Selections deadlines are calendared in advance so nothing stalls the schedule. You can walk the site any time — we prefer it.

Punch list + warranty registration

Pre-final walk, final walk, and 30-day check-in. Your workmanship warranty is registered at substantial completion; manufacturer warranties on materials and systems are organized in the owner binder. We answer the phone after close-out the same way we did before contract — that's the whole point of a referral business.

Do you work from my architect's plans?

Yes. We engage three ways. Architect-led: you bring the architect, we build from their plans and coordinate directly with their office. Design-build: a single Rapid team handles design and construction under one contract — useful when you want one point of accountability from first sketch to final walkthrough. Client-supplied: you bring a complete plan set and we execute it. Whichever path, the PM and the standards are the same.

What's your custom home warranty?

Our standard custom home workmanship warranty is 2 years from substantial completion. Manufacturer warranties on materials and systems (roofing, windows, mechanical, appliances, finishes) pass through directly to the owner — we organize all of them in the owner binder at close-out so you're not chasing paperwork years later.

How long does a custom home take to build?

Typical custom home timelines run 10 to 18 months from permit to final walkthrough. Complex sites, custom millwork, long-lead materials, or local permitting backlogs can extend the schedule. We give you a full week-by-week calendar at kickoff, flag every long-lead item at the start, and send written owner updates every week of the build.

Can you build outside Georgia?

Yes. We're licensed and actively building in 19 states — the Southeast, Mid-Atlantic, Texas, Arizona, Nevada, California, Oregon, and Washington. A regional project manager runs the on-site day-to-day; the senior Rapid team stays on every job from contract through closeout regardless of state.

How are you different from a production builder?

No templates. No builder-grade substitutions. No floor-plan catalog to pick from. Every home is drawn and priced against your lot and your program. A senior Rapid PM runs your job directly — not a field coordinator.
