Roofing that protects everything underneath it.

TPO, EPDM, metal roofing, built-up systems, and full roof restoration — installed by a team with 30 years of commercial and industrial roofing experience.

Installed right. Built to last.

A roof failure doesn't announce itself until it's already a problem. Every system we install is spec'd for the building, the climate, and the long haul — not just the lowest bid.

We handle the full range of commercial and industrial roofing: low-slope membrane systems, standing seam and exposed fastener metal, built-up roofing, spray foam, and full restoration coatings on aging systems. Same crew, same standards across every building type.

Three decades in commercial construction means we've seen what fails and why. Improper detailing at penetrations, undersized drainage, wrong membrane for the application — we've fixed all of it on other contractors' work. We'd rather spec it correctly from the first proposal than come back two years later to patch someone's shortcuts.

One senior PM runs your roofing scope from initial site walk through final close-out. Direct relationships with roofing material suppliers in each active market. No markup stacking, no subcontractor confusion, no gaps in accountability when the weather turns.

PM Per Project

Six roofing systems. One operating standard.

From a new low-slope membrane to a standing seam metal retrofit, the same senior PMs and the same installation discipline run every scope.

TPO & Single-Ply Membrane

Thermoplastic polyolefin roofing for commercial flat and low-slope applications — heat-welded seams, superior UV resistance, and long-term energy performance.

  • Fully adhered & mechanically attached
  • Ballasted systems
  • Penetration flashing & detailing
  • Warranty-backed installations

EPDM Rubber Roofing

Ethylene propylene diene monomer systems for durable, flexible low-slope roofing with proven long-term performance in extreme temperature swings.

  • Fully adhered membranes
  • Ballasted & mechanically fastened
  • Seam & lap detail work
  • Re-cover over existing systems

Metal Roofing Systems

Standing seam and exposed fastener metal roofing for commercial, industrial, and agricultural structures — built for decades of service with minimal maintenance.

  • Standing seam panels
  • Exposed fastener systems
  • Metal-over-metal re-roofing
  • Gutters & trim work

Built-Up Roofing (BUR)

Multi-ply built-up roofing systems with alternating bitumen and reinforcing fabric layers — proven redundancy for heavy-use commercial and industrial roofs.

  • Modified bitumen systems
  • Gravel & smooth cap sheets
  • Hot-applied & cold-process
  • High-traffic roof areas

Roof Restoration & Coatings

Silicone, acrylic, and polyurethane restoration coatings to extend the life of aging commercial roofs without the cost and disruption of a full tear-off.

  • Silicone & acrylic coatings
  • Spray polyurethane foam (SPF)
  • Roof leak diagnosis & repair
  • Life-extension assessments

Repair & Maintenance

Emergency leak response, flashing replacement, drain clearing, and ongoing maintenance programs to keep existing commercial roofs performing between replacements.

  • Emergency leak response
  • Flashing & seam repairs
  • Drain & scupper service
  • Preventive maintenance programs

From system selection to final close-out.

Four stages. One senior PM running the scope from first call through final inspection.

01
Step One

Roof assessment & scope call

A senior PM walks the roof with you — or reviews your drawings and any existing inspection reports — to assess system condition, drainage, substrate, and any penetration concerns before anything is specified.

02
Step Two

System specification & proposal

We spec the right system for the building, the climate, and the budget — membrane type, insulation values, attachment method, warranty tier. Proposal comes with a line-item breakdown and a named PM. No surprises in the number.

03
Step Three

Installation — with written updates

Tear-off or re-cover, substrate prep, insulation, membrane installation, and all flashing and detail work executed to spec. Your PM sends written progress updates at each stage. For occupied buildings, we sequence work to keep the facility dry throughout.

04
Step Four

Final inspection & warranty delivery

Joint close-out walk to verify all penetrations, flashings, seams, and drainage against spec. Manufacturer warranty and written workmanship warranty delivered at close-out. Your PM stays reachable if anything surfaces post-installation.

“Rapid replaced our entire 80,000 sq ft warehouse roof on a live facility without a single interior disruption. One PM the whole way through, weekly written updates, and the system passed the manufacturer's inspection on the first walk. We've already sent them our next building.” Google Review · Industrial Facility Owner

Roofing questions, plainly answered.

What owners, facility managers, and GCs usually want to know before the first call.

Do you handle roofing-only scopes, or only as part of a larger build?

Both. We take standalone roofing contracts — replacements, re-covers, restorations, repairs — as well as roofing scopes embedded in a larger commercial or industrial construction project. Call us either way.

Can you work on an occupied or active facility?

Yes. Live-facility phasing is a core part of our industrial work. We sequence tear-off, substrate prep, and installation to maintain a watertight envelope over occupied areas throughout the project. Production doesn't stop.

When does a roof need replacement vs. restoration?

It depends on substrate condition, existing membrane adhesion, and remaining service life. If the deck is sound and the membrane has adequate adhesion, a restoration coating can buy 10–15 more years at a fraction of replacement cost. We assess both options honestly and recommend what makes the most financial sense for your building.

What warranties do your roofing systems carry?

It varies by system and manufacturer. We install systems eligible for 10-, 15-, and 20-year manufacturer material and labor warranties from major manufacturers. We also carry our own written workmanship warranty on every installation. Warranty documentation is delivered at project close-out.

How quickly can you mobilize for an emergency leak?

We keep response capacity for emergency leak calls in our active markets. Call us directly at (424) 490-0057 — a PM will assess the situation and get a crew moving. Permanent repair proposals follow once we've stabilized the leak.
